That, or they invest consistently over a career and have a huge portfolio -- this is what I am trying to achieve, with the caveat that I want to forever retain the option to leave any career and live off the real estate income happily should that be my preference.I work at BiggerPockets and while I invest consistently in real estate, I believe that I will create most of my value professionally through my career here, as will be the case for most of the middle and upper-middle class employed users of BiggerPockets.

Instead of throwing away the 40 to be left with only 60 - spend the 40 on deductibles or at least retain it, leverage it with a gearing ratio of 4 to 1 and still borrow the 60 for personal needs.

I will be talking about how my partner and I are finishing up on a deal where We put about $2400 into the deal and my partner and I will each be getting Back around $23,000 tax free (tax deferred) in a couple of weeks, plus we will be retaining a cash flowing property that will each give us an additional $50,000 or so over the next five years.The meet up is free.

If you have a day job and don’t need that money, then the strategy I’ve used is to keep the money in an account and combine those “retained earnings” with savings from my day job to more quickly pick up the next property.

@Sean Rooks Unfortunately, we've had a LOT of investors come to us after being screwed by their previous PMC:(The challenge is, most attorneys are going to want a $5k+ retainer fee to start a lawsuit.So, the price to recover a few hundred, or even a few thousand dollars, can get pretty steep.Also, check your PMC contract as many now have arbitration requirements.
