We sometimes (about 10% of the time) buy properties and immediately relist them on the MLS to see if we can resell them for a decent profit prior to rehabbing them ourselves.

does the title co just say "yeah A is selling to this guy Dave, and he is re-selling to your C buyer on same day."?

Because I grab the deed as soon as legally possible I can control the resell...

I also had a job with flexible hours and was inspired to reupholster furniture and re-sell it for more. i didn't know how to do this, but felt I had good taste so I called every reupholstery shop in the phone book until I found one shop willing to let me work for free for them so I could learn.

All our closings since have been with a local title company, who we will then turn around and use when we resell.

You first implied that you believe an owner should be able to do work on a property they own to resell without a GC license and that if you need to hire subs for those projects you believe fall outside your perceived expertise,  you should be able to pull the general permit, without a license, to hire those licensed professionals.  

So much easier to rent, resell (and you will always resell) and they appreciate better in most markets.

So, you're planning to use the agent to resell the property (as the listing agent)?

My hauling guy gets to keep anything he wants as part of the job, and his side business is reselling stuff.
