Taking into account the time to remodel is something I really need to consider and you're right - I don't know many projects that come in under budget.

Your lender should have a few contractors they have already approved for 203k jobs, but any competent, insured gc experienced in rehab start/renovations should qualify.

., are you expecting your tenant to stay in the unit while the renovations are happening, or are you putting them up in a hotel?
