If you want to have market rents and do not want to keep the current tenants or they do not have the ability to pay that, then you could not renew the lease and find a new tenant at market rents.

She could be totally full of sh*t and jerking you around for some reason like to set up the fact that the rent isn't going to keep showing up...who knows.Assuming this is all legit......Offer to let them out early with no penalty....legally you need to do this with domestic disputes...legally they can break the lease for this issueServe notice to not renew...... you can offer to re-rent to her AFTER this is all resolved, but you may still be faced with dealing with this later...... they make up and he wants to move back in.....or they are separated but he continues to harass her, show up, break doors etc.... there may be more drama.Get things ready to evict himOther than that, stay the hell out of it......keep to the business decisions....you are not their marriage counselor

If I were you I would look to not renew with them once their lease is up for renewal, find a tenant that is willing to take care of the property without constant micromanaging.

Maybe not so much for others.Non-renewal is also pretty simple but takes longer if they've got many months left on the lease.

For $40 estimated extra dollars ($50-mailing expenses), I'm willing to mail a certified letter every month and then at the end of the lease choose to not renew based off of the number of times they paid late.
