I have been able to find companies that will cover real estate portfolios on one policy in other markets but no luck in the Florida market.

Yes a time and place for them but if you buy in your name then keep it that way.

They won't be advertising "invest in this deal with 20% returns", but they will advertise their company, their track record, their view of the real estate market, etc.  

HELOC is the best option 90% of the time.

Could you provide that information when you find time?

Is it enough to just visit a couple time to get validation on desired location or is a 6-12 month stay needed?

I remember him mentioning it multiple times in the podcast, but I can't remember the specific book, can anyone help me out here?
