@Russell BrazilDo you really think it is extreme to not want companies collaborating to decide what services/products/opportunities you will eligible for based on your political or personal preferences?  

It sounds like in your experience, creating meaningful relationships comes from producing at a high level, through both hard work and quality work.I hadn't considered that as you grow your wealth and business, some of the people around you might feel alienated and defensive.

They're based on the property's ability to produce income and your credit. 

We are getting a great deal (buying from a family member) so it will be income producing and we already have other multifamily to qualify as experienced. 

So I'd much rather use the equity as leverage and get into other cash-producing assets.All that said, it is a best practice to bank locally for these things.

However, the Cashflow produced by a handful of properties is enough to cover that expense on an annualized basis.My goal is a cash out refi to source the funds, keeping the Cashflow as further reserves. 

What are some of the Do's and Don'ts from those that have done such remodeling and any product recommendations that's on reasonable budget and can last for long time? 

@Darcy Currie, I'd second @Julie Toh's comments... most financial planners get paid on commission by selling products (mutual funds, insurance) to people that don't want the 'hassle' of learning what to do with their money.

They also have a diverse product line for different use cases and campaign types.
