Yes we know your not greedy, after all your going to give the seller full market value for their property. but you only need to pick the pocket of the sellers agent to do that.As one poster said get your license if you want the buyers agent share.I'm familiar with both sides, I have been an investor since 1955 and an agent since 1965.and working mainly with other investors.

After we scoop through Arizona, I'm afraid what we might pick up.

Buffalo is a great market and once the property is fully set up and you work out the kinks of a new property that was poorly renovated you honestly can self manage.

I am currently about half way through Cashflow Quadrant but I will definitely pick up his book next.

Those little houses look great, you probably got your pick of tenants as well which is priceless.

I live here in Cleveland and people are flying in from California and New York in droves because the cost of entry here is so inexpensive, but the market is hot and stable with an extremely healthy demand for housing from strong working class population.For $20k here in Cleveland you could pick up a, 3-5 bedroom rehab.

A poor use of my time, but the equity payoff should be tremendous on the back end.
