The best thing you could do at this point is do as @Chad Hale suggested and hire a competent landlord-tenant attorney to help you through this process and get this deadbeat tenant out of your parents’ property.Good luck!

I can tell you that wholesaling is very competitive and there are 5-6 really big players that are spending $5k a week in marketing, so picking up deals to wholesale will be tough and it is a job (once you sell it,you have nothing again, so you have to find another and another).

I really don't have to sell myself if I did one of there associates property .Most people want to ask lots of question over several calls, text, emails.Bottom line you want someone highly recommended, does quick work, does quality work, for a competive rate and knows how to spell check !!!

It will be hard for you to compete for their attention.With the price of postage, you might consider mixing in some names from some of the newer motivated seller lists.

@Kara JordanThe big wall street players (Invitation Homes and American Homes 4 Rent) price their rentals at top market prices and if you want the HOA swim/tennis /clubhouse privileges, you have to pay that extra HOA fee for same.

But my hospitality simply CAN'T COMPETE with fresh headless ducks.
