The best thing you could do at this point is do as @Chad Hale suggested and hire a competent landlord-tenant attorney to help you through this process and get this deadbeat tenant out of your parents’ property.Good luck!

I can tell you that wholesaling is very competitive and there are 5-6 really big players that are spending $5k a week in marketing, so picking up deals to wholesale will be tough and it is a job (once you sell it,you have nothing again, so you have to find another and another).

So while appreciation slows to a normal number (4-ish%), prices wouldn't drop.As we get rid of buyer's agents (there are a lot of big players trying to force that), the prices will correct for the cost savings for sellers but that's only really a few percent.The glut of inventory that people think is coming isn't really supported by the numbers.

Force the mitigation before you buy or walk every other buyer will do the same if they have any savvy or are being helped by a marginally competent attorney or realtor.Your options as I see it:Have your attorney write up a contingency something like a credit of 3K will be granted from buyer to seller at closing with confirmation a licensed storage tank contractor under a permit has removed the tank and all landscaping restored.

@Kara JordanThe big wall street players (Invitation Homes and American Homes 4 Rent) price their rentals at top market prices and if you want the HOA swim/tennis /clubhouse privileges, you have to pay that extra HOA fee for same.
