They've been good tenants but don't have any real means to qualify for buying the house in the traditional sense.

I recently bought a flip house and upon starting on the house I was shocked when we had no water.The neighbor of the property was sharing his well with the house, he and the deceased owner had a verbal agreement, nothing was filed. 

DMs and reaching out online is one thing but getting out there to meetups with other investors and boots on the ground at open houses, etc is a great way to get involved.

Hello Friends, I purchased a house in 2017 and lived there for 4 years as my homestead's primary residence.

When you sign the FHA loan docs that you are moving into the property as a primary residence and you personally do not move in then that would be fraud. 

We are looking fir a way to manage in-house financing as well.

Many investors, like myself, just hold TItle personally with homeowners/landlord insurance, umbrella policy, and keep the property in good repair. 

MANY MANY landlords will NOT rent back to anyone they personally know.

I know Keith personally I would be surprised if he had a collection situation that was not perfected.
