Partnered with a college buddy, How did you add value to the deal?

I cannot find a way to test the well and septic system because there is no power and have no history on the systems (except for a permit that was pulled in mid 1980s). 

We did all the work ourself on nights and weekends thinking we were “Saving money” (def were not plus I found out that I was pregnant with Aria) it cost us a lot of time and carrying costs but we consider it as we got paid to go to real estate college.

The house has a detached garage at the back of our lot that was converted into an ADU (Accessory Dwelling Unit) by the previous owner (was done with all the necessary permits). 

I was trying to do a fire alarm system like I had in the 4plex I recently sold to buy these properties, but the electrician said we wouldn't be able to pull the permits considering the cards at the Building Department had it as a 3 family. 

Is it a college area, if so you would benefit from adding bedrooms to sublease.

I am a 28 year old lawyer originally from Boston now living in NYC and I have been excited to get started in real estate investing since college.

I'm thinking of college kids, but not sure. 

If you got permits for anything they will reassess it again after they establish the sale price value with the improved value. 

Of course you will need a permit, and inspections.
