If he refuses to add you to the deed as joint tenant with rights of survivorship, (or another way that your state laws permit that make you the sole owner at his death) you will probably want to make some changes.

Not sure why people here keep going back to tear down, it is clear to me that is not an option here, same as holding and renting.I have done a rehab from existing studs only and completed an entire rehab, with permits, includinjg filling in an indoor pool and did so for $70k for a 2400 sq. ft home.
