Louis where crossing into certain areas completely changes the environment. 

Observing, asking questions and being "intentional" with your investments so you can earn and learn in a safer environment is an angle worth pursuing. 

Based on the current lending environment, it wouldn't be a bad idea to get a 30 year fixed loan and lock in today's interest rates. 

I've wanted to invest in real estate for a long time, but it wasn't until this moment that I thought it could actually be feasible.I'm not yet familiar with the dynamic of this community, but it seems like a really supportive and informative environment, and I look forward to connecting with you folks!

"Employees don't quit their job, they quit their boss" / Look for an environment where you can learn and get responsibilities.

I'm glad I learned here on BP to only use month to month leases, gives me a little peace of mind.

I would probably just deal with it now to give yourself some peace of mind and reduce the headache of having to deal with it later when a tenant is living there.   

I have been in this corporate environment for almost two yrs now and it is killing me slowly, I am anxiously wanting to get into Real Estate to be able to quit my job and be my own boss.

I'm no expert (and I'm a CPA), so I like the extra peace of mind that knows that my custodian is going to help make sure I don't get into hot water.Other people are confident enough in their knowledge of all the rules and regulations (or just don't want to be told no) that they insist on checkbook control.  

Some folks like going slower and having the peace of mind that despite the ups/downs, they're fine because they have no debt.
