I'm dealing with this problem now and it is heart wrenching!

As a 20+ year Realtor here in AZ, it breaks my heart when I hear about these kinds of experiences. 

True me I am by no means a bleeding heart when it comes to tenants, if there is any doubt of this just feel free to read my google reviews, lol.

Ultimately, I think it comes down to you gathering solid info, sitting down to write the pros and cons, evaluating your tolerance to risk and your own heart.

At the heart of it that's what these A/B/C/D/F scales often try to mimic...some people add to that age and condition of property...but I don't think that applies in a place like Wilmington as much where you have tons of old houses everywhere...with sporadic newer builds...just because you have some new townhouses in the hood though doesn't automatically make it a better place to be or justify the higher property cost. 

The heart of this matter is an asset protection strategy.

That is a good area - you are right there close to the heart of the plaza district & close to OCU.  

Nothing serious, but you know the very word strikes fear in the hearts of most retail buyers.We didn't discover it until too late, so all we could do was disclose it.

@Dawn Anastasi, you have a great heart and the "deal" you made was to just change due dates on when rent was due, from one day a month to two days a month.
