I know some Landlords will offer to give little bonuses like painting an accent wall with whatever color the Tenant chooses or something like that.

Overall the tenants pay more for rent and those paying less than market rent end up with minimal maintenance performed on their units For example why paint or replace the carpet if tenant is below market rent because if tenant gives notice the unit will be brought up to current market rent!

Something along those lines, just paint the negative as a positive. 

Use it to provide consulting services, speak on your area of expertise, conduct e-commerce, sell finger paintings, or whatever you want.Create affiliate content - It's hard to get scale here, so you either need a targeted audience that will buy larger dollar items or a big audience on some platform.

"I didn't know that" is not a valid excuse for late payments, unauthorized animals, unauthorized painting, or any of the other multitude of items spelled out in the documents.

For $10 per sq ft will get you carpet and paint only.  

So whats the reasoning behind landlords using white paint for walls?

Since I have worked in construction for over 25 years, I can do all of the plumbing, painting, landscaping, some electrical, some carpentry, some roofing, etc.

$3500 to paint a 975 sq ft condo...$3400 to replace carpet which covers maybe only 60% of the unit (no stairs involved)...$90 to re-caulk the tub/shower...SERIOUSLY??

He's also charging me 3/sq ft for paint, and 22/hr for demo.
