I am not new to real estate but stoked to finally have the opportunity to get some of my own deals under my belt.

I know it costs way less to renovate houses than to build from scratch but this seems like a good opportunity that is presenting itself.

I have the capital to put a 20% down payment on a nice home, but I'd rather leave as much money available as possible to see where the RE market goes and invest those dollars in other REI opportunities as I build my network and set strong, well-informed target parameters for investment properties.

I have an opportunity to purchase a 10 unit apartment building and a 2 unit house.

I tend to be more conservative rather than aggressive overall and would prefer to pay cash for updates to the other apts when I fix them up but I have the opportunity to have 3 of the 4 units fixed up within 6 months of buying it if I get a HELOC/personal loan etc for the repairs.

If this happens, do they notify ALL the lien holders of the tax lien sale and do all of the lien holders have a equal opportunity to redeem?
