Why would someone (a stranger) give you money for the downpayment on your first rental property?

As I run my STR mgmt business, I figured I'd simplify and share my company's comprehensive list of daily tasks that we believe deliver the best results:1.

I dont have experience buying but have looked into it, from what I can tell, if you buy it at a tax auction, The owner has a certain amount of time to reclaim the property.

We tore down half the home and saved 400 sqft, turned into a tiny home short term rental.

You need to find the deals off market yourself.

I would ask the installer to come back and fix it.

Any thoughts if an individual property can negative cash flow to provide capital as long as the portfolio is still positive? 

I’m trying to get a better understanding of the unlevered IRR hurdles SFR / BTR investors have for value-add improvements.By "value-add improvements" I’m referring to upgrades made to a property that increase rent or purchase value, often including kitchen remodels, bathroom updates, solar and other energy efficiency improvements, fresh paint, a new garage door, finishing a basement, adding a deck, and updating flooring, to name a few.I’ve been hearing a lot of different reactions to this question the last few months.

Yes I have answered this numerous times on other threads, but bullet points:1 - If you are considering a PM, now would be the time to hire as you can lean on them most likely.2 - Look for designers in the area.
