I was reading into wholesale real estate recently and got me back into Biggerpockets but them digging deeper it looked like the next great depression based on some articles I've read.

From the dozen of short sales on the MLS that I have seen the LA always tell me that there are multiple offers so I wonder if all the digging for info is worth it

I had no idea what this means, but after doing some digging I thought I'd ask on here.

I began doing some digging and there is precedent that a doctor's prescription of medication that results in damage would expose the doctor to liability.  

The quality of potential tenants is low, you dash for the cash and accept a tenant who you wouldn't dream of touching normally, you get two months of rent, a trashed property, and it's out for three months+, not to mention another couple of grand for repairs.This period of bad occupancy requires you to dig deep into your pocket.

I did some more digging and have unraveled the chain of mortgages and releases and what not.

Others you will have to dig deeper and or you might know that this neighborhood or that street such and such has a bunch of likely VA loans because they are lived in by military.  

The revenue and expenses I used were from pro forma's they provided by the sellers agent, the more digging I do the more I know if those are accurate.
