I invested in Trenton NJ but many people would say stay away from the ghetto neighborhoods.

But it is one of the higher in the neighborhood and it only has 1 bath.  

The vulnerable neighborhoods have the potential to collapse in value, and rents.  

I have been presented with an opportunity to invest in 2 syndications: 1) a 500 unit Garden Style (advertised as Class B) apartment community located in the Peachtree Corners neighborhood (around Hwy 140 and 141) of Norcross Georgia and 2) a 200 unit (what looks to be Class C) apartment community at Hillandale Drive near I-10 in Lithonia, GA 30058.

If no one else is getting higher rent in your neighborhood then you would be over improving for the area. 

Oh by the way, I enlisted into the military when I was 17, and if you know anything about military pay, we don't even make enough in the beginning to pay for an apartment so we normally roommate with someone for at least 4 years until we get enough high of a rank to pay for the average rent in the area.

This neighborhood is a solid B, maybe a B+.A bit of back story about the building. 

All the indicators are there that it's growing and gentrifying, but you still need to be picky of your neighborhoods.

At that time the neighborhood was pretty sketchy, c- minis on a good day.

On top of that, in his opinion the renters in the neighborhoods I am looking to invest in aren't always timely with their payments.
