This is a mom & pop apartment so there are no financials just rents and the expenses that were included was insurance, utility and that's it.I am trying to build a pro-forma with the info that I do have.

Other than finding out about what percentage they refinance, the terms (fixed or variable rate, amortization), seasoning period, what other info would you suggest I find out?

I ride my bike down different streets every weekend and write down the addresses of distressed homes. we run the titles and see if theres any juicy info. even if I don't get anyt great info back its the process of thinking this way that will hep in the end. if your hungry enough you will find a way. when I was stuck I simply went outside and looked at all the houses in my neighborhood . started paying attention to what was selling and what was sitting.

Has any investor in Philly had success or knowledge using this as an investment strategy, that could share any info?
