In my opinion, yes a realtor has more safeguards in place and usually has more protections for themselves and their business, but in a market like we have now in many places there are lots of brokers just signing agents in hopes of capturing more volume and from what I see, offering much less quality service than in a normal or slow market.I guess part of the way I view them, without a very established relationship- the wholesaler is the yard sale, craigslist listing or facebook marketplace item.

I'm also considering Facebook Marketplace, Craigslist, Zillow, and I know there's a ton of FSBO websites, but I figured on there I would be receiving a lot of inquiries from realtors.

@Ned Carey in addition one needs to have nexus lexus and be an expert at skip tracing.out our way the bigger players in this tend to be private detectives..and in many areas the counties make it darn tough as they don't like to see middle men taking 50% of peoples money.... this is an old Guru program that has kind of come and gone.

Many people just don't take advantage of those resources and it's a shame, not only for the landlord who is for sure losing money, but also for the marketplace because as those unprofessional landlords make mistakes and abuse the tenant-landlord relationship, the gov't finds the need to step in and as a result all of us are put under more stringent and costly regulations.
