That said, if you fight back, you will win.Since you are in one of the hottest markets in the country right now as evidenced by e numerous offers in just 4 days, inform the buyers agent that his/her client needs to close and bring the cash to the table for the appraisal difference as per the contract or they will lose the EMD.

We clearly outline in our house rules that we expect Tenants to notify us of anything that breaks or is not working correctly - via e-mail if it is not urgent, or to call if it is urgent.We also provide our tenants with a contact list (velcro'd to the inside of a kitchen cupboard door) that contains the e-mail, office, and on-call numbers for our trade/service providers {plumber, locksmith, etc.}, so we rarely get those calls directly.

If you want to lease purchase and protect yourself, first have them pull their credit report.Or go to a local mortgage licensed broker, and apply for a home loan.See if their D/E, credit, etc. is reasonable for an FHA loan in 12 months.Get 3% option consideration.Make the strike price in the future at new appraisal (12 months from now).
