The current model doesn't allow for proper compensation for a management company, therefore they give you a lackluster service.

(granted, the land was 50% of that... but the investor walked away with a nice 6 figure profit and never had to pick up a single hammer)As a reference, I made my living as an RVP/General Manager for one of the largest Manufactured and Modular home companies in Florida and specialized in both high end modulars as well as "Mobile Home Park" turn-arounds.

I say that because I have spent over a decade managing risk for a large multifamily lender, and as a result, I have found myself quite risk averse - to the point that I am just now getting into investing in real estate for myself.

Hi Dane,We work with Section 8 in Jacksonville quite a bit with our property management business.

typically if you are out of state investor, I recommend you have a local PM to rehab and manage the rental.

I use a management company so didn't advertise to any of my STR guests that I was the owner.

I live and invest here and could recommend some agents or property managers and answer any financing questions you might have.

I self manage that as well.
