I don't know what the housing stock is like out in LA, but in Denver and Colorado Springs, we find a good number of homes with basements that have a separate entrance so you can Airbnb or rent it separately while you're there.

Regarding LLC's in CT, I believe they have an annual renewal fee of $150-$200, similar to Connecticut's handling of other professional licenses (expensive to maintain).

There's the idea floating around that much of the reason REI and the stock market have done so well this round is because of the money that was pumped into the system during the GFC, and it's not because there was anything special about the fundamentals of any particular asset class.

Hi @Shaq Gordon,I think the best way to navigate a volatile market is not to try an predict the absolute "best" time to buy, but rather, look for opportunities that match your investment criteria and strike when you find it.Timing the market (whether stocks or real estate) is a fools game.
