I have actually had instances where a tenant breaks their lease early, a travel nurse took over the lease right away, vacated the property within 5 days due to unforeseen circumstances(agency pays their fees), and filled the unit again with a new young professional.

As you alluded above, Landlords - an all third-parties with the exception of a few agencies - cannot pull an applicant's criminal history without the involvement of the applicant themselves - the individual must submit the request for a criminal background search and authorize the authorities to disclose the results with the landlord.

they trade for pennies on the dollar... give to collection agency.. or take whatever cash you can get.. chasing tenants is usually a pretty tough thing to do... unless u have nothing better to do..

If they owe you more that the deposit you may or may not have, you can pay more legal fees to chase, or you can turn all the paperwork over to a collection agency
