Purchase price: $1,150,000 Cash invested: $272,000 Sale price: $1,700,000 Purchased an undervalued property, performed a light renovation, sold the property.

The property management team evaluated the property the day after I purchased it and the only required/recommended work was a deep cleaning, replacing light bulbs and paint. 

Hello everyone,In light of the coming recession that can happen within the next few years, how are you preparing?

Properties are located right across from the Tri-Main Building (a large adaptive reuse project filled with offices), is an 8 minute walk from the nearest light rail station, bus stops are a two minute walk away, UB South is a 10 minute bike ride, Delaware Park is a 10 minute walk, and a major hospital is just down Main Street. 

Now to shed some light on why I'm incredibly excited....I bought a home in northern Cali using the VA Loan (zero money down + closing costs).

Can anyone shed some light on this?

With two new kitchens and a new bathroom and over head lights wired in (u had to use lamps in every room) I was expecting closer to $280kAnd without any data , it seems a house being marked as 129 years old vs. 62 seems like a big deal.

Or $$ if their light isn’t working and they need to change a light bulb.

Can someone shed some light for me?
