On the light days mostly vacations I will just log onto BP and read a post or two.  

They will usually laugh at the $1M hypothetical, so just keep it light hearted and say "you wouldn't believe how much people think their house is worth", which kinda loosens them up, because then they can say they aren't that unreasonable.Do not be the first person to name a number, that's something everyone does in the beginning and it's really hard to get a deal that way because they will almost never agree with it.

I've even had Apt tenants call me to replace light bulbs inside their unit. 

The technology side has always vexed me and I understand that your ability to efficiently and quickly market your wholesale deals to as many investors as possible is critical to establishing your credibility and presenting your properties in the best possible light. 

All it takes is some energy, attention to detail, and some hospitality skills.

For one of our rentals we painted the paneling light color and did nice white trim, looks good but we weren't selling. 

I have others I know in the area turn lights on or off if I won't be there for more than two days.

I was so freaking tired, I would put my car in park at red lights and take a nap.
