I've been researching and have had thoughts of pursuing a Real Estate license.

Foremost, do thoroughly check out the current situation regarding legality/licensing/hotel occupancy taxes for short term rentals in the city/area.

This is in a new area, new agent, new contractor, new property manager.The returns would be over the 2% rule. 

well, the property is in Illinois and I'm licensed in Washington State :-)  and my lenders havent gotten back to me yes :(

Through that deal, I met another guy who also recommended him as a great PM because he has rentals, has his GC and real estate licenses and does some pretty creative things. 

Anyone have experience with finding a contractor to help permit a finished but un-permited basement?

I wanted to know if anyone could help me or point me in the right direction of how do I go about trying to get an Assignment Contract or a Residential Real Estate Purchase Contract.

The pad is great for a live/work contractor, since there's lots of space, nice house, and big warehouse - but not really as a rental property.What I'm actually leaning towards is unloading the break-even property, and transferring to something more suited to rentals.   

I would further imagine that if you wanted to purchase one or more of these properties, that you could get a reinspection after having a professional lead abatement contractor clear up the issue.
