I know he is doing what your doing as well he is shedding debt.. its like a bell curve.. you need the leverage to start NO QUESTION  unless your starting with a ton of cash like if you inherited it or married well :) ... but once you get to a point were your at the top of the curve starting to payoff debt in my mind leads to true wealth increase's cash flow which is what you all in the rental game are looking for.. and you simply sleep well knowing your not mortgaged to your eyeballs...

and reviewing the applications for the tenants since I did inherit tenants on both sides/getting all that paperwork (which has worked out great so far btw)It was 3 or 2 weeks from closing when suddenly the bank didn't want to do the loan because I was not able to occupy within 60 days!!!

I believe normally, the estate of your aunt will inherit the lease and it is not void.
