On one property it ended up costing me around 10k the first year due to issues the tenant brought up to my property manager that were legitimate. 

We use data (direct, nationwide, county assessor access), scrub down to the exact property details we want, and send legitimate respectable offers.

Any legitimate reasons to why it may be that high?

I am 1) not an expert and 2) don't have the time to become one.I think a lot of people skimp here and miss out on opportunities to claim legitimate expenses.

Now if you legitimately can't take it on, and it would be more of an overall liability due to the attention it pulls, the time to adjust to it, etc. then that is when you wholesale that puppy off.
