That's not possible...If you signed a contract for $100k, that's the price 'until and unless' there are changes requested by you OR required by circumstances (in-wall wiring is frayed. headers are undersized, etc)Second - Please don't breakdown the materials and buy them yourself.

FHA 203K loans will typically require a 203K consultant to overview the project as well. your lender should be able to assist with this.

Some states have licensure requirements for private lenders including California, Oregon, Idaho, Nevada, Arizona, Virginia, Florida, the Dakotas, Vermont... that may not be an inclusive list.
