And what I am personally seeing the Market place today.Commercial bank/ community bank were you have significant deposit relationship and long term relation ship..   7 to 10% plus 1/2 to 1.5 points.. these are relationship and experience and capacity lenders..

I've had countless conversations with heirs who spent a long time trying to figure out how to make money off of land or buildings, but without experience, and never got anywhere a year later.

The sum spent on these presents can fluctuate depending on the broker's budget, deal value, and individual tastes.

Each individual mountain town also seems to have more strict STR fees than other areas I've looked into.I know you already said you wanted to avoid CO, but just reiterating that it's probably wise to look elsewhere. 

I am interested if anyone has some recent experience with them.

I'd love to know someones experience. 

I help multiple individuals close on a multifamily property on a monthly basis and just had one close last week for a new house hacking first time buyer purchase a duplex.   

Has anyone had experience with buying next to or across from a church?
