I would of course recommend trying to get to the root of it and conquering it, but if it's not something you forsee yourself doing in the near future then doing syndication/private money lending might be your best fit.

Ideally I'd like to invest somewhere that is within driving distance from DC (within 4-5 hour drive or so).. this is likely my newbie insecurity but I'd like to be able to get to the property on relatively short notice in case of an emergency.. at least until I gain some experience.

This may be a good solution for you but be sure to understand the law and operate it properly so you don't lose the protections afforded.Most investors I deal with own the property in their own name.

Ideally, I achieve infinite ROI via the BRRRR but I do not achieve a full extract of my investment unless I get a significant assist via appreciation (so I fail on the infinite short term ROI).
