I agree that its something that many people would support but I also think there would be a lot of people insulted because a "greedy landlord" was trying to grow his business.I wouldn't be insulted over a 'greedy landlord" growing his business if I was getting a healthy return on my investment in the 'greedy landlord's' enterprise wihtout needing to be a greedy landlord myself  :)  It's the 'What's in it for me?'

That would be a great way to do it if possible but I know that the bank want's my skin in the deal, so I don't know if they would be agreeable to that.

The problem is the rent to sale ratio might not be healthy so either the tenant will leave the space, ask for rent reduction,etc. because rent started out at an unrealistic level.I would not be giving heavy TI upfront for a weak tenant.
