I went through it and marked it up and it's now in an attorneys hands to write a new one. i have to negotiate with the PM co. yet but i am talking to another one in the mean time. my question is, if i brought someone on and made them a 10% partner in each business ( with no rights to the properties themselves), which would make them part owner of the co. my thought is they would be legally able to negotiate contracts and they would run the businesses side of the co. i see this as a way around them getting a broker license and they would not be considered an employee. that person can then do the same for other big investors in the area and make a decent living on it. anyone have any thoughts if this is a good idea or bad idea?

There are not any perfect ratios out there, but if the solution you are considering has more than a 50:1 ratio (50 properties for every employee) you should probably continue your search.Along with this, a woefully inexperienced staff can be just as dangerous.

Residential occupancy in a detached accessory structure is permitted by members of a household occupying the primary structure, or domestic employees and the immediate families of such employees.If I'm reading this correctly, in the separate garage apartment scenario, I wouldn't even be able to legally rent out that space to someone other than a family member or employee.Section 11.8.9.2.A.2 The second kitchen shall be used only by the residents or domestic servants; andSo if you decide to add a kitchen to a basement suite but don't get it legally permitted as an ADU, then you basically can't rent that out to anyone.Thanks for your help, Bill.

If it is owned by just you and you will not have any employees (likely) then it will likely be a disregarded entity--no need to file a separate tax return or obtain an EIN.
