The project is two side-by-side rowhomes in Baltimore, MD with full gut renovations including a slight basement dig to add an additional bed/bath.

My emotions and gut keeping pulling me in opposite directions.

Instead I gutted everything did walk in showers 2–1/2 new bathrooms and a 15k kitchen with cabinets I made between offer and closing. im 90 days in and when calculating everything into the cost of the rehab/buying/selling My break even today as of this moment is 690k.

Long story short, if i find the right property i can purchase it all cash and pay for a full gut rehab and now i own a home free and clear that is full rehabbed.

I told her I still want to submit an offer because I saw enough pictures online to determine it will be a complete gut.

My instincts are: that holds my house off the market for them, but they can back out and I can lose time and money.

Purchase price: $295,000 Cash invested: $35,000 Bought the 2 bed 2 bath condo in 2019 with 3% down at 295k (+was given an $8k closing credit) and lived in it for 2 years exactly then spent 1 month gutting all the old carpet to lay LVP, repainting, and doing new shower and light fixtures, sinks, etc (about $25k).
