Suburban three story walk up style apartments are my guess at least 60% of multifamily large scale projects.

Not sure what you purchased it for, but I'm guessing it will cover it.As you may be able to tell, I've not a fan of immediately 1031'ing.  

Truth be told, just because it is off market doesn't mean the deal is good, in fact this tactic is often used to get people to believe something is worth more than it actually is...I recently had an interaction with another Real Estate agent/wholesaler who reached out to me about a listing I have. 

Not to mention the lack of actually wanting to work and make something with your life that is prevalent these days!

Perhaps there is a company out there actually operating as a brokerage. 

@Sarah Kensinger Wayfair is great for finding options but if you do a reverse google image search you can often find where it actually ships from at a steep discount.

They will ask if you filed with the court, you say no, then they get going.What they will do is to get documentation of the actual claim from you and the amount then they will start sending mandatory letters out to them (once they located where they live).

This material is often actually 2x4 in dimension so when working on a rehab make sure to pay attention to how your surfaces finish out due to the difference in actual thickness and depth.

However, many of those properties are actually on ground leases, so its very rare that the shopping center owner is willing to parcel off a pad and cell it, more often than not they are retaining the dirt and the restaurant is leasing the dirt (generally $100K-$180K annually from most markets I operate in) and then the business builds the building and when they leave the LL gets to keep it and lease it to another tenant. 

I would also recommend asking for reimbursement for lost income and sending documentation that substantiates the actual amount of rents you are out while this matter is being resolved.
