I would give David Greene's book, Long Distance Real Estate Investing, to every one of your investor clients from OOS.There are so many gems in that book that answer your question.

In David Greene's BRRRR book, he makes a recommendation to hire individuals for the parts of projects that can be done by unskilled labor as a way to keep costs low on rehabs.

I would say keep listening to more podcasts and read some books like BRRRR and Investing Out of State by David Green and some other books on BP to figure out what exactly you want to do.

I would recommend reading David Green's new book "Sold - Every Real Estate agent's guide to building a profitable business" and see if that's something you see yourself doing.

The inspection report is supposed to provide information on all issues that need to be fixed by the turnkey provider.I suggest you buy David Green’s book on long distance investing because he provides some good comments and recommendations on out-of-state investing.
