@Ryan Greene My focus is funding deals now.

It seems to me that the $12,000+ (and the time and energy) would be better applied to making an actual investment vs. paying for very broad over view of a few aspects of this.Just my opinion on this. 

I came across David Greene's BRRR book on Amazon a couple of weeks ago, bought and read it and I am currently reading his Long Distance Real Estate Investing.Our previous investment strategy was to buy, hold and pay off our two rentals.

We then hand them applications based on the energy regarding really liking the house. 

What i do know is tenant took the time to paint the apartment on her own which includes colors of green, blue and red and she had her wood floors stained because “she was tired of the color” i suspect it was to hide scratches and cat urine spots. 

I'm still super green and trying to formulate my strategy.

Hearing this feedback gives me energy to ride my bike and enjoy life instead of working all the time! 

THEN paint the door glow in the dark orange on one side and glow in the dark green on the other side:)  Ok, just kidding on the last part!

So far I've been using online sites to look for properties in Sylvania, Maumee, Perrysburg, Rossford, and Bowling Green.
