I think I'm going to shoot for full 1-year  leases once I get all my tenants on the school year schedule, which I think is reasonable (it seems like many students have to pay rent over summer for places they aren't living in). 

However, it's still the closest thing to "Vegas" on the east and seems to be pivoting towards an event/vacation driven economy. iE hosting concerts, conventions, sports tournaments, amateur fights, ect.What are we missing here?

We offered full ask originally. 

@Zach BethIt won’t take 5 years, but it will mean waiting a full year to buy one property and that is very slow growth.

We had to move out of Southern California due to a job relocation and built our place in 2016 in Los Angeles, it's really nice in gated community with a pool, 5 bedroom 4 bath with a main level suite and full bath (a second master, an in-law suite, a home office) appx 2600 square feet.

I just always disclose upfront there is a broker fee no less than 1/2  and no more than 1 full installment of rent.As for commercial I am not sure.

I see that you did not have a reply but hope that you still have the motivation to fight for a better future.

Re: team, we have 7 full-time employees plus a handful of part-time underwriters. 

If you have the capital to pay the 1st off, you can request a payoff and make payment in full to release their lien.

I used an FHA loan with 3.5% down and have renters covering the full mortgage.
