I think I'm going to shoot for full 1-year  leases once I get all my tenants on the school year schedule, which I think is reasonable (it seems like many students have to pay rent over summer for places they aren't living in).

However, it's still the closest thing to "Vegas" on the east and seems to be pivoting towards an event/vacation driven economy. iE hosting concerts, conventions, sports tournaments, amateur fights, ect.What are we missing here?

We had to move out of Southern California due to a job relocation and built our place in 2016 in Los Angeles, it's really nice in gated community with a pool, 5 bedroom 4 bath with a main level suite and full bath (a second master, an in-law suite, a home office) appx 2600 square feet.

I just always disclose upfront there is a broker fee no less than 1/2  and no more than 1 full installment of rent.As for commercial I am not sure.
