It's very frustrating when a potential tenant calls.

You might ask your attorney about the tenants having the repairs made and making the costs under the workmen's liens provided by state law.Your attention and frustrations really need be aimed at the landlord, you might as well get in line with everyone else going after him.

Just a quick update on this first project...After several weeks of frustration dealing with the city, we finally have permits in-hand and we kicked off the project today (other than foundation work and replacing the windows, which we sneaked in over the past couple weeks).We have some demo pictures on our blog (see post above for link)...We're hoping to get this done in the next 8 weeks on about $100K budget...most of our contractors are lined up, and so far, they're all great (very surprising, actually).I'll post more as work progresses...

At the same time, I feel like I've already given him another chance, and he's already failed at it, which has caused wasted time and frustration.

While there will be some other professionals around you, and while you will enjoy talking to them about the business, you'll always be wondering what their angle is to take your money/deals.There are also some differences that I imagine would frustrate someone who comes from a poker background.
