If people hit the Zillow Offer button instead of go to wholesalers that could sink a lot of individual business models.  

It would be great if you updated us in 6 months to a year for those of us possibly trying to copy this model.

I’d have to research and see what rates I could get and be aware of any local ordinances that can effect that business model.

I'm not saying I know the lifespan of all of these bigger item expenses to a tee or that I can forecast everything that will happen (I am just a little newbie), but my idea behind the way I am budgeting for these bigger expenses is that they should be mostly covered in the long term, given their life expectancies.

ADU's- I'm involved with a startup, MODAL, who is bringing pre-fabed stand-alone MIL units to SLC as a response to SLC's change in ADU policies, they have a model unit down at the City Creek Food Court.

Personally I choose to stay away from section 8 because I do not understand that business model, and it's not the niche I want to be in.

I have access to data that gives a very accurate forecast of gross rents and cash flow.

Many of the big name brokerages offer a lot of training on how to do a traditionally modeled business.

I have 7-10 on staff on various projects...split between India, US, Russia, China...and we have another company using a financial analyst in India building financial models for a new business...and a tourism specialist in Italy doing research...architectural design assistant in Serbia...voice over actress in California...We use UpWork...used to be ODesk.

Worse, they have a broken (but newer model) car sitting smack dab in the middle of the two car garage.
