I ask myself, can a couple with two kids, a dog, a cat and a 30 gallon fish aquarium afford such a home, making a combined salary of $60,000?

I paid cash for 2 A type HUD SFH after 2008 crash making 2k a month on that.I just bought from 1 business partner big fish number 2 several months back rental number 3,  a SFH A type home for 165K, appraised value is 185k.

What I see over and over is someone will fish around the internet, read a few books, attend a few seminars, and perhaps buy a few notes without proper due diligence which tends to lead to negative results.

The theory of valuing the property based on the income potential still holds true on multi-unit properties under 5 units, even if the nuts and bolts of the transaction aren't the exact same as commercial properties.

The trade off of putting yourself at risk and using a one page contract that is certianly going to be ambiguous and incomplete to establish basic legal requirements for a marketing advantage .......is.....is.....wait, I have to find the right word........it's.......I don't think there a one descriptive word in the english language that accurately describes such a notion......all I can think of is ....it's NUTS!

When you do a mailing or a calling trying to fish sellers and you are planning on wholesaling their house what do you tell them?
