Jerry, banks don't have that issue since they keep track and document their collection attempts and are fully aware of what the due diligence in such collections, they don't allow it to a point of getting to that point.I had some people who had a CFD and they had collected most of it, but failed for several years to collect, they had to provide the deed....and there were other issues as well, but they lost out.As to your commission, I'd ask your broker what they wanted, they may none if you are the owner unless you list it with them.
