It comes down to setting expectations; did any of the applicants provide specific, detailed reasoning for backing out? 

I am not trying to say I am some guru who can see the future, but i have been vocal about this for some time now on BP.

I work with a lot of new investors and house hackers and as you might expect, they usually need guidance on analyzing deals.

While it is true with owning land and possible ADU in future, I have no plans to add any ADU and land is not important to me. 

I expect this, but was not referred and was approached by them.  

I am also very interested in developing a syndication/fund in the future, and feel like this will only help any credibility to future LPs/GCs/etc.Does anyone have advice/thoughts/opinions on best way to go about this and if getting licensed is worth it?

If your goal is long term cashflow and financial freedom than trading in two depreciating assets for one that appreciates and helps you scale towards that 10k vision in the future seems like the right move towards your goals.
