I use simple Excel spreadsheets that I've created (one for each property, and one master) and that even gives me everything I need for tax time. 

Stuart gave excellent advice which is a great way to house hack a multi fam property. 

I wanted to see if any of you all have guiding principles on these areas of thought: mortgage length, paying extra on debt, selecting your first couple owner occupied homes,  and other thoughts. 1) 15 year mortgage or 30 year mortgages? 

One of my mentors uses Excel spreadsheets to manage his business and he manages over 100 properties. 

Before blasting me with comments telling me that's dumb,  hear me out....I often hear people pushing for excellence,  pushing to do better,  be better and achieve more. 

The property is a SFR in a good neighborhood and in excellent condition.

As an investor knowing what markets to get into would be amazing.Also if there is a format in excel or any software for that matter then can break down a property to be able to tell me if its a good buy or not worth it.

But I also agree that lvp is an excellent choice.

Everything has been pre-selected for the home.
