Received some rosy pro-forma data on a 10-plex and market rents are about 25% less than pro-forma.  

On educated guess, they did not inspect each and every building and built a list, they might pull the data on certain types of buildings, but the list might not be released to the public.This is good news for me as I do foundation work, too bad for owners who need to spend money to do it, I'm sure there will be a program from the city/state that will help aid the expenses again.

@Dominique Lux I always do my ARVs myself with local MLS data.

To note, I have not read one persons post who called them hooligans who had data to back up their claim; they only generically lumped them into all the other ones and left it at that.

You can actually schedule conference calls with reps from each company to show you hard data so you can make that determination yourself.
