They have not been maintained or have just become obsolete. 

Through networking, I have come to the conclusion that to accelerate my investing I would like to find a commercial lender that is BRRRR friendly and can offer no or 1-month seasoning periods for refinancing cash-outs, so that I can keep my money free and maintain the ability to acquire more properties, when needed. 

Although he's big on some pre-internet tactics such as door knocking to ask if people had friends or family interested in buying a house, and wanted me to go to realtor's and mortgage lender offices to make connections with them rather than call, some might argue these are still effective tactics.

There is a lot more to effective property management than placing for rent ads and collecting rent.

They also do not maintain a landlord's deposit of 1/2 a month's rent for expenses.

They state that the treatment last used (one building 1992 and other 1996) is losing effectiveness.

Not having a garage effects the property resale and many SFH renters except one.
