Anyone have companies they like that can offer a liability umbrella for everything: day to day life, vacation rentals and long term rentals?

With an overall understanding of the market today, finding a turkey property with gross rent hitting above the 2% rule of thumb seems rather high.

So, I attempted to contact another lawyer today and was told that the amount of work that would need to be done with this case would be too much for the estimated return, so "sorry but good luck, we can't help." 

This implies a cash neutral purchase of a SFR from 3 years ago would have nearly $500 positive cash flow today.  

Trade labor for education. 

I love to talk real estate and have been doing a lot of research and educating myself  in the past months and I believe Cincinnati Ohio would be a great place to invest in small multifamily properties and would like to eventually work my way up to larger multifamily properties. 

From my experience in Ventura County, there are not very many reasons why a seller would need to sell at a discount in today's market. 

Today at 4:30 pm we get a call from the bank that they made a mistake and that since my wife is on the deed, we can't get into the house for that 5% down.

I want some sound advice and people to help introduce me to more information so that I can educate myself and work towards my goals.
