If it burns to the ground, well.. as long as I can walk away with out owing anything and have a few years of income off of it - then I don't much care if it gets rebuilt or sits as a green space. 

If you don't have a good thermal barrier between the attic and the ceiling, you essentially have a a heating element along the top of the living space that is eating away at your cooler air.  

Now you can advertise that your green!

This was a clear indication of the calculator showing how valuable it is when we're considering properties, and it also was a great lesson for me as I now see that all properties which look good are not necessarily a good investment.This calculator literally has me eating, breathing, and sleeping real estate for the last few days since I upgraded.

If you eat, check out aquaponics as a way to provide food.My folks took their house off the grid in 1974.  

But so far, these "flips" are just paying me about 20 bucks an hour for my time, and I don't have tons of cash laying around to eat a 600 dollar loss because Lowes sold me a broken refrigerator and doesn't back it up.  

We're on a 5 year mission (without the green chicks) to get out of the rat race.
