I would just go to a management company, but I am hesitant given this property has a fairly low net income do to taxes and rent-stabilization, a management company would greatly eat into the profit.

I would ask myself two things, "Can I eat without my part time job?" 

Condos will look cheaper on paper, but the condo fees will eat into your cash flow and I'd rather pay a bit more and use that money for mortgage payments.
